Mays Landing (08330) Real Estate Market Snapshot: August 2026

By Steven J. Panameno, Real Estate SalespersonCENTURY 21® Atlantic Professional Realty

I reviewed 210 Zillow listings in ZIP code 08330 on August 18, 2026. Of those, 166 were actively for sale and 44 were already under contract.

This is a point-in-time snapshot of listings shown on Zillow, not a complete MLS report, appraisal, or forecast. Listing status, price, and days on market can change after the pull date.

How much inventory is available in Mays Landing?

The active inventory included:

The median asking price for a house was $330,000. Looking only at single-family homes, the median was $394,999. Asking prices ranged from $99,000 to $1,200,000.

Property type changes the price picture:

Buyers comparing Mays Landing listings should separate these property types instead of treating the ZIP code as one market. A condo, manufactured home, townhouse, lot, and detached house do not compete on the same terms.

How long are Mays Landing listings sitting?

The median active listing had been on the market for 48 days. The average was 99 days, pulled higher by land and other long-running listings.

The 44 listings under contract had taken a median of 72 days to reach that status. That does not predict how quickly another property will move, but it gives buyers and sellers a local reference point.

How common are price reductions?

Price reductions were common in the active inventory:

A price cut does not automatically mean a property is a bargain. Buyers still need to compare the current price with recent sales, condition, taxes, fees, location, and any work the property needs.

For sellers, the number of reductions shows why the starting price matters. A high list price can cost time and force a later adjustment after buyers have already seen the property.

How much new inventory arrived?

There were 57 new listings within the last 30 days, including 20 within the last seven days. Buyers have fresh options entering the market while older inventory continues to compete for attention.

What should buyers and sellers take from this snapshot?

Mays Landing had a broad mix of property types and price points on August 18. The numbers also show a market where many sellers have adjusted their expectations: 70 active listings had already taken a price cut.

Buyers can use days on market and price history as negotiation context, but the specific property still matters. Sellers should compare their home with recent closed sales and current competition before choosing a list price.
